My wife and I have dreamed of having a house with a 2nd unit to rent since we got together in 2008. We like the return on investment, as it can be 15% or higher if you can get the cash and person-hours to build it on property you already own. We also like the built in house sitter, and ability to use it as a guest house or granny flat if things go that way. In November of 2010 we go married and bought a house in a residential neighborhood 1/2 mile from downtown, Brattleboro, Vermont. It had an old two car garage. And thus our journey began! Goals 1. Build a green, energy efficient guest house, rental unit in our back yard where the garage is now. 2. Spend under $30,000.00 3. Get an average of $500 a month rental income for 16% yearly ROI, after expenses, vacancies, and increased taxes. See Article: http://www.plocktau.com/?p=1928. We are not carpenters, nor will we be quitting our day jobs. We are both teachers and have a modest combined income as we work for small private schools. We have heavy school loans, but no credit card or car or other debt. We will act as the general contractors and hire and schedule all the workers. We will do weekend and after work, work, such as demo, digging, gophering, painting, clean up, demo, and assisting professionals when we can.
