In a 2009 / 2010 study, the Los Angeles Department of Transportation reported that the Lincoln/Maxella and Lincoln/Washington intersections, on each side of "The Marina Arts District", are 2 of the top 10 busiest intersections in Los Angeles. Traffic in this area has increased in the short time since the report was written. Since 2008, thousands of new condominium and apartment dwellings have been built in and adjacent the district. Thousands more are in the works for the small district area between Washington Avenue and Maxella Boulevard.
