I use a liquid de-glosser (Imperial Wilbond) to remove any grease, dirt, or dust. Then caulk all open seams with Big Stretch caulk. I then use a brush and Purdy 4 inch x 1/4 inch nap roller to apply the Benjamin Moore Regal Select Pearl finish paint. I am using a Corona Excalibur Paint brush. I add flood floetrol to the latex paint to extend the drying time to eliminate brush strokes.
