Love you all and hopefully you are busy like me getting your marketing off and kicking for the new year. Remember Marketing=Revenue.

Many agents do not know what they should focus on when marketing in real estate, which can make it difficult for beginners and seasoned agents alike. Some possible areas of focus can include direct mail, looking for absentee owners and expired listings. Real estate marketing can understandably be confusing to many new real estate agents, although the subject is typically made to look as attractive and appealing as possible when presented at seminars, training classes or on those study at home courses.

There are different types of motivated seller markets, and you will only be able to effectively understand these and solve the problems if you become focused. Real estate marketing may be a complex subject, but it can also be summed up in seven questions: Who, what, where, when, why, how and last but not least, how much.

Here’s my 7-step real estate marketing plan

1. Who. Whether you are getting started in real estate or have been a real estate agent for some time, there are key areas that you may want to work in and concentrate your efforts on. These include tired landlords, homeowners facing foreclosure, for sale by owner homes, absentee owners and those selling due to divorce. All these groups and others comprise the who.

2. What. There are plenty of potential real estate marketing ideas, and what you say in your marketing and promotional campaigns is important. Regardless of whether you are sending out promotional postcards, placing an ad in the newspaper or updating your website, keep in mind that the goal is to appeal to the motivated sellers out there.

3. When. When it comes to real estate agent promoting yourself two of your most effective real estate marketing tools are consistency and timing. Ideally, your goal is to be the company or individual that a seller instinctively and immediately turns to, when they realize they need to sell their home.

4. Where. The action that a seller takes is determined to a large extent by where they see your message; this can be in a newspaper, on your website or of course face to face in person. Think about where a homeowner can receive your message and how you can make your real estate marketing as effective as possible.

5. Why. Of course you need to have a clear idea of what your goals are and what you intend to do for your clients. Try to work within the guidelines that you have set for yourself if you are just getting started in real estate; as your confidence grows, you will have a better idea of your options and which are suitable for your business and marketing plan.

6. How. How you communicate with one of your motivated sellers is of course, important and one of the most important questions to ask yourself is how exactly you are interacting with them. If your area of focus is homes that are being foreclosed on or are in pre foreclosure, you have basically four ways to communicate. This is mass marketing, direct mail, telemarketing and knocking on the door and talking to people in person.

7. How Much. You can actually be profitable in your real estate agent, without investing a lot of money at the outset. The amount you can afford to invest and spend is clearly going to influence your strategies and the direction you go in. This real estate marketing tip can incorporate the questions we addressed above (Who, what, when, where, why and how) and you can implement this immediately, whether you are experienced or are just getting started in real estate.

Who: Use the Multiple Listing Service to find absentee owners in your target neighborhood.
What: Postcards with message that targets absentee owners.
When: At least quarterly to your list.
Where: Mail to the property address where the owner lives not the rental property.
Why: You are looking for properties to list and sell.
How: Postcard with your website address and contact phone number.
How much: Try what your budget can afford that allows you to be consistent in your mailings.  The deals are in the follow-up so you must budget for following up, stamps, printing costs, etc.
This is an effective real estate marketing plan in 7 steps.
