New development can be risky in a sluggish economy, but it's not stopping a $450 million project moving forward in Leawood.

"Somebody can live here, work here without getting in their car," said Jeff Alpert, developer of Park Place at 115th Street and Nall Avenue.

Businesses are budding, but condos, lofts and townhomes at the development are on hold.

"When we feel things are turning around, and we're starting to see that now, we will be building residential," Alpert told KMBC's Chris Nagus. "We have been really comfortable with what's going on, despite the economic conditions."

Meanwhile, Alpert is focusing on hotels, restaurants, shops and office space in the 30-acre development.

"This is not Rodeo Drive. This is quality merchandise, service-oriented merchants, and it's affordable," Alpert said.

The officials grand opening of Park Place is Saturday.
