[00:00:00] Hi. Let me explain to you what we're looking at here. We got a commercial piece of property. It consists of this the building, which looks like a house. It's actually a model home for a builder. And then there's another building in the back. It's more like a commercial building inside, but it's got locks, siding tin roof to match the front. Really nice setup. Check the plant for the exact acreage. But there's two tracks here. Commercial, obviously, you've got the billboard, big parking lot, so and so forth. I'll show you all that stuff later. Let me show you what's going on. This is U.S. 27, which connects Somerset and the south up to Lexington actually goes a lot farther north and south. But the main drag is between Lexington and Somerset that that I'm concerned about, that I want to talk to you about get very high traffic count here. Again, that information is going to be in the on the Web on this Web page, somewhere between 20 and 30 thousand daily traffic count. But what they're doing is they're widening the road. This is just a little narrow spot here north of it. It's a four lane south. It's a falling. Log Commercial highway real estate for sale Pt 1 of 2

[00:01:09] But they're bringing in right now. They can see the equipment and where the road is going to be. You can probably hear the equipment running over there. They're moving dirt right now. So the roads actually going to be a little bit closer. It's cutting. It's cutting here and they're going to finish this off really nice and everything. But they're about I'm going to guess somewhere between 80 and 85% finished this last a little bit. Now maybe 90% finish. So it's going to be finished. Should be if the weather holds out. Bye bye, summer.

[00:01:41] But anyway, I want to give you an idea. And overall, look what we're looking at here. Now, of course, sun's back here. So it's kind of a little hard to show you. But anyway, you've got this Black baud fans coming down here. Really nice entrance, which is going to be cleaned up, beaten up by the highway department here. So you've got your company sign here. Got another sign here. Really great location. You get a lot of houses over there. And again, this is like a main thoroughfare. If you go up this way just a little bit, you cross over the Kentucky River. So if you want to take a look at it on the map or just refer to the Web page.

[00:04:46] My gosh, who seniors' commercial traffic in great shape to get the dining room area over here? Little kitchen, which is all you need, obviously a commercial spot. Here's one of my favorite rooms here, this outdoor enclosed porch. And it's got the Mexican Saltillo tiles on the floor, which is real nice, real durable. Perfect for commercial application. All windows. I'll just run. Out the back here. Show you what's going on. Then this is this a little sitting area?

[00:05:25] I mean, weddings, just anything. And this this is this is big. This is every bit of 24 to 30 feet this way. And it looks to be almost square. So you're looking at, what, seven, eight, nine hundred square feet back here? By the way, I was talking to the to the seller’s real low maintenance on this log stuff. They have a special product. Obviously they're builders. So they know stuff. They have a special product. This has only been stained think they told me twice since they've had in 10 or 15 years. So it's not high maintenance kind of a deal. They're getting that salty, motile. Love that log trim.

[00:08:08] You got a bedroom here. Closet space, big windows and these big chunky logs, which I like. Upstairs, that's where we came in that front door there. And then this transitions from ash to what looks to me like White Oak. I mean, the white pine. Stairs look like southern yellow pine. Looks like suneo pine up here and you've got offices here. Here's one. Here's a second one. Plenty room. Well, a nice, actually. And storage here. Place for your toner cartridges and whatnot. And this is upstairs here, all glass on this gable end. Trust work real pretty.

[00:09:30] So plenty of plenty of room. And then there's the basement. Let's go down there. Okay, let's run downstairs here. So we get downstairs. Ash landing and then carpet down here poured concrete walls, which that's where I would go, like port. Not big block fan. And then this is finished off down here with the logs on this side and shrinking. And then they also sell this cultured stone. So samples of the fireplace and then the basement. So you've got you've got your h.v. AC here, storage, plenty of storage, dry as a bone.
