Whether you are a home buyer, seller, or real estate agent on either side of the transaction it is important to know what kind of approval the buyers lender is providing. Have they checked their credit, verified income, etc or is the lender just saying their "qualified" based on information the buyer stated. It matters and each party should pay close attention.
