Pretty much your main goal here is to take over the top floor of the mall. This means you must go by my favorite Payday saying: 
"Nobody will call the cops if there's nobody 'to' call the cops."
You need to focus on taking out the 2-3 guards that roam around the top floor, then either cable tie or kill the civilians walking about. 

As long as nobody on the bottom floor sees anyone die, you'll be fine. People that roam around the bottom floor stay on the bottom floor.

There is more than enough stuff on the top floor that you can break to meet the $50,000 requirement. DON'T BREAK ANY GLASS, INCLUDING THE LIGHTS. The only glass you can break is in the jewelry store. If you break windows are crack the glass in the doors, it will alert people if they hear or see it.

You can break the little black signs above the store names and nobody will hear or notice it. Make sure you break most of the bottles in the liquor store, and shoot the headphones off the wall of the computer store. This alone may be enough to meet the requirement, but as long as it moves when you hit it, it counts as an item that can be destroyed.

While you wait for the helicopter, you should check the safes hidden behind some of the counters. Remember, the unfortunate part about doing this mission solo is that the only bagged loot you can take with you, you must carry on your back. Meaning you can only bring one bag.

After some practice, stealthing this heist will be very easy.
