Common issues new real estate investors have is estimating repairs.  In this video I show you 4 different ways to estimate repairs.

Even before I switched to real estate on my own, I was always doing research–– checking out various neighborhoods, schools, property values, and resale values. I was always at somebody’s open house. If there was a For Sale sign in my neighborhood, I’d be the first person over there, checking out the listing––not necessarily because I wanted to buy it, but more because I was curious. I read anything and everything I could get my hands on about the industry. I was always asking, “What’s going on? How much is the house selling for?” I knew instinctively what types of repairs a house needed in order for it to sell, long before I got paid to know. My dad must have unwittingly passed on some of his knowledge about buying, selling, and renting properties without either of us being aware of it.
