"I would first get together with a title officer and I would identify farms in three different areas, low, middle and high price points, i want to look at their turnover rates and see what the activity is in those areas. Then, I would get an update on what the market is doing, active, pending and sold and I would go after those marketplaces. But I would also go to the local restaurants, get a coupon that they have, and it could be something they're already running, it doesn't matter, grab that, bring that out on the doors with me, so that when I'm talking to the people Im door-knocking,  I build rapport, I give them the coupon, I get the video so I start building my video library, post it on social media. That's what I do for sellers. 
Now what I would do for buyers, is go to Reply.com and sign up and put about $100/wk to start building up, because if you're bidding $100 that's about 4 buyers/wk, that compounds very quickly…I would post as much as I can on Facebook, show the successes, ask for the business,  write the letter out to my sphere of influence and get them involved in the competition on how many deals I want to get done."
