How to get your rehab to appraise for full amount. Get a higher appraisal on your rehabs and here is how to do it. Everyone knows how frustrating it can be if your flipping houses or refinancing your rental properties and the appraisal come in below what you thought it would. The problem is most investors are not doing anything to influence the appraisal. They are not going to it to talk to the appraiser and they are not leaving their evidence on why they believe the house should appraise for a certain dollar amount.

In this video we show what we do with my company when we cannot be present at the appraisal and how to get a higher appraisal on your rehabs. We leave a CMA or comparative market analysis or the houses we want them to focus their attention on and take the other's out so they are not distracted by them. Then we leave a letter that we write addressed to the agent which is supposed to be found by the appraiser pointing out how happy the homeowner was and that they loved the house and had been waiting forever to get the house and was so excited to move in and how it makes us feel good to help families which it does and is a big part of why we do it. This creates a real emotion about the human element of the transaction and in my opinion on a subconscious level leads the appraiser to meet the contract price and appraise it higher unless we are just outside the comps by a huge spread. The appraiser will subconsciously not want to be responsible for a family not getting the house they want as their dream home and if he can rationalize it in anyway he will give you the higher appraisal. We have seen it happen many times......
