When you submit an offer to purchase, you will have an option in the contract for a home inspection contingency period. It is during this time when you can conduct a home inspection and submit your requested repairs to the sellers.

Oftentimes in competitive situations, your real estate agent will advise you on ways that you can make your offer better than competing offers. 

One way to do this is to waive the home inspection and submit the offer non-contingent on the home inspection (you should still have other contingencies you and the seller will need to meet).

Should you really waive the home inspection? Matt says if you want the house, then you should probably consider it. The decision will come down to the type of property. For condos, the risk is extremely low. There should not be much to worry about. Your main concern should be for townhouses and houses alike.

Is it worth losing the house over a home inspection? That is the key question. Think about what is most important to you. If it's your dream house, you should do what it takes to secure the property, even if it means passing up on the home inspection.
