Can the Jack Nicholson house really sell for $4.25 million? Well, Jack seems to think so despite the fact that Malibu's average price per square foot is much below Jack's $1,837/sqft. But he may have an advantage: Nicholson's home may be a modest three-bedroom, but it is situated on an expansive 28 acres and is downright amenity-ridden with zoning for horses, a full tennis court, a putting green, a pool and some breathtaking views. Perhaps all that's missing are those court-side Laker's seats...

You want the truth? Maybe Jack Nicholson needs to face facts ... even the rich and famous aren't immune to the battered real estate market...and that trimming the asking price for his home might be As Good as it Gets!

This is Barbara Costanza for Realtor.com's Celebrity Home News. 

For the past couple of months Jack has been trying to unload the single story ranch on 28 acres he's owned since 1977 -- his "One Flew over the Cuckoo's" paycheck days.  But it's still on the market. Bad economy or over priced?

I mean how can anyone not want to jump on this 2,313 square feet 3 bedroom opportunity. 

It's got mountain views, the pool, the ocean, tennis court, putting green and it's even zoned for horses...

As the 73-year old Nicholson once told us, "All work and no play makes Jack a dull boy."

So is this property worth the three time Oscar winner's asking price of $4.25 million? All depends, with prices in Malibu averaging $600 a square foot maybe Jack needs to think of a little reduction. 

But Jack, hang in there - I'm sure there's a wealthy Easy Rider looking for a place to park their Harley in the Bu Hills.
