Nathan Birch: Hey, guys. This Nathan Birch here from Binvested.com.au Today I'm answering questions from people from Facebook and we're here answering questions for our shout out for Steven- Steven Lair. And today what the question is: What are some key factors to look forward to in investing in properties for capital growth? For me personally, I'm a property investor that has bought properties that have been water-front properties, blue chip ribbon locations to regional areas. I think the main thing for me when I invested in a property myself was to make sure I built a foundation of property portfolio which consisted of properties that were in the blue collar areas of Sydney, within the metro sort of areas. The things that I look for you can reproduce it in your own backyard depending on what state you're in and where the property market is at. The most important thing is buying bread and butter properties. What are bread and butter properties? A property which if you wanted to sell it there's an abundance of people to purchase that property. So whether it be a 2 bedroom unit or 3 bedroom unit or 1 bedroom unit, a 3 bedroom red brick house, a fire house. Whatever the case may be. It's not being student accommodation, hotels, motels or anything like that. Just keeping it very broad range where you've got multiple people wanting to live in it from the rental side of things and people wanting to buy it from a purchasing side of things. Having a property which will have good growth I personally find that my properties are in metro cities being Brisbane, Gold Coast, Sydney, Central Coast, Wollongong, New Castle, the prime sort of area that you'd look for. Areas that have got key strength in as far as population, good upside for growth as far as population growth and undersupply of property and an over demand of purchasers, renters, tenants alike.
